Land Purchase & Registration
1–3 monthsPurchase land with a verified land broker. Ensure the title deed is genuine — insist on a Land Registry search before paying. Transfer ownership via a registered lawyer.
Planning & Architectural Design
1–2 monthsEngage a registered architect to draw house plans. Submit to your local council or KCCA for planning permission. Fees and timelines vary by district.
Budgeting & Finance

Foundation & Substructure
3–6 weeksExcavation, hardcore compaction, DPC (damp proof course) and strip or raft foundations. This is the most critical structural stage — do not cut corners here.
Walling & Structural Frame
6–12 weeksBrick or block laying, concrete columns and lintels. Quality of mortar mix and brick bond pattern is critical. Inspect regularly during this stage.
Roofing
2–4 weeksTimber trusses or steel structure, followed by iron sheets or roof tiles. Ensure gutter outlets are planned at this stage.
Mechanical, Electrical & Plumbing (MEP)
4–8 weeksRun pipes, wiring conduits, and position all outlets and switches before plastering. This stage must be completed before wall finishing.
Finishing & Handover
4–10 weeksPlastering, tiling, painting, door and window fitting, sanitary ware installation and final joinery. Quality of finishing determines the feel of the home.
